MY EXPEREINCE WITH TK HOME

I bought my first Dream home from a builder known as TK Homes.

Instead of a pleasent experience I went through a nightmare and not sure how long it will be even after closing. Please see the advice at the bottom of this blog if you still want to buy home from TK homes. please note that builder is responsible for first year of problem fixing so you are forced to deal with builder evenif you like it or not.

I am requesting other home owners to put their own experience with their home builder here so people who are looking to buy new homes will be made aware and save themself.

I had contract with Premium home which was used to be the name of the company . At the time of closing I was told to sign some papers which had heading of TK home a new company was formed .

1. When I called my Title insurence company which was mentioned in the contract, I came to know a day before the closing that builder had change the title company and want me to close with a new title company but I refuse to use the new title company and decided to close with the old title company. Here is the list problems I went through

1. Builder never told me that I need to pay extra for the window grids . After putting the down payment they asked me to pay extra for the Grids which cost me almost $500

2. As per the Agreed contract I was supposed be getting a full front brick house , but I got a house which has vinyl in the frontside. I filed a case against builder in BBB , but nothing happened

3. Builder did not signed the papers on the day of closing at her title company , but I did the closing with my Title company without getting home keys from builder . I got the Keys on next Monday after waiting for 2 days , so all my schedule of moving was screwed up.

4. I wanted to change the brick colour but builder asked me to pay $250 as change order fee, even she was asking me a change order fee for adding new items also which does not make any sense.

5. After I moved in, we have few small problems , which needed a lot of followup with the builder even to have them look the problem. Not only me but most of the homeowner who bought home from TK ( or Premium home) have gone through a lot of problem.

6. whenever I call builder office I alwas get voice message, I was told not to contact on their cell phone. After closing I wrote couple of letters but never got any response from them.


7. few pending problems which was in our final walk through has not take care of till now after 2 months of closing.

8. I have not received my home warranty from the builder after 2 month. I did all the followup I can , but still I am waiting for my home warranty sticker. Builder has not submitted my home warranty application to the home warranty company yet after repeated followup.

9. Any major problem will be fixed by the builder the way she wants wether it is correct way to do it or not.


Here is my list of Advice if you are dealing with TK home.

1. Never put more then couple of thousand doller down payment when you sign the contract, once you put more money you will be helpless.

2. Make sure you draw the elevation of the house the way you want and put all details very clearly if you are customizing something and have builder sign on that piece of paper.

3. make sure that you can add any extra work without paying any change order fee

4. stop by exisiting home owners in the sub division and ask them about the builder .

5. make all communication with builder in writing, never believe what they say on phone.

6. put in the contract that any major fault afterwards if found will be examine by a third party contractor and his recommandation needs to be followed not builder's own judgement.
